How to Furnish a Dubai Apartment From Another Country

No move in permit means no delivery. Security turns the truck away at the lobby, and no one in the building has the authority to wave it through

You bought an apartment in Dubai. The papers are signed, the keys exist somewhere, and you are on another continent.

You cannot drive over with a tape measure. You cannot spend a Saturday testing mattresses in a showroom on Sheikh Zayed Road.

The hard part is not choosing furniture. It is getting it through the lobby.

Every Dubai Building Requires a Move In Permit Before Furniture Arrives

This is the thing that catches overseas buyers, and it is not negotiable.

Most Dubai towers and managed communities require an approved move in permit before any furniture comes through the door. Building management or the master developer issues it.

Apply three to seven days ahead. Approval usually takes one to three working days if your documents are complete.

You will typically need to submit:

• Your title deed or Ejari, plus a passport copy
• The delivery or moving company’s trade licence and insurance certificate
• The requested date and time slot

Unlicensed companies cannot produce those documents. That is why the cheap mover found on social media ends up stuck at the gate with a truck full of your sofa.

Emaar buildings run this through the Emaar One app. DMCC clusters in JLT have their own process. Ask your building which one applies before you order anything.

Book the Service Elevator, Because the Passenger Lift Is Not Allowed

Furniture does not go up the passenger elevator in a Dubai tower. Ever.

You book the service elevator, and it runs on fixed slots, commonly 9am to 1pm or 2pm to 6pm.

Protective padding on the lift and floor coverings are mandatory in most towers. Security usually supervises the whole thing.

Miss your slot and you reschedule. Waiting time is billed at AED 80 to AED 200 an hour, which starts the moment the crew cannot work.

Marina, Downtown and Business Bay towers have the strictest access rules in the city, so high rise moves there often cost 10 to 15 percent more purely for the logistics.

Measure the Service Lift Before You Order a Sofa

The most common cause of a failed delivery is a sofa that will not fit the lift.

Get a detailed floor plan from your developer with real dimensions. Never estimate from a listing photo.

Then measure three things, and get someone on the ground to do it if you have to:

• The service lift car, height and depth
• Every doorway on the route in
• The tightest corner between the lift and your front door

If the piece will not fit, ask whether it comes in sections before you assume stairs are an option.

Buy Locally Rather Than Shipping a Container

For nearly every overseas buyer, sourcing inside the UAE is the safer move.

International shipping is expensive, slow, and exposed to customs delays you cannot chase from another time zone.

Local retailers already know the regional apartment dimensions and the building access rules. Many handle the permit paperwork as part of delivery.

On timing, in stock items usually arrive in two to three working days. Made to order or imported pieces run several weeks, and up to ninety days for ranges shipped from overseas.

Order the imported things first. Fill in with stocked pieces later.

Budget Around AED 60,000 for a Quality One or Two Bedroom Setup

That figure covers a stylish, tenant ready apartment. You can spend less by mixing tiers sensibly.

Splurge on the mattress, the main sofa, and statement lighting. Those are the three a tenant or guest notices immediately.

Save on rugs, accent chairs and bedside tables. They photograph fine without designer labels.

Then the costs people forget:

• Delivery and assembly fees, which add up fast across multiple retailers
• Boxes and materials if anything is being moved rather than delivered new, AED 8 to AED 25 each
• Cutlery, linens, towels, cleaning supplies, bins

If you plan to let it short term, that last line is not optional. The DET holiday home licence requires the property to be furnished to hotel apartment standard, including linens, towels, kitchenware, a fire extinguisher and a smoke detector, and it is inspected before the permit is issued.

You Need Someone in Dubai to Physically Receive Deliveries

Security will not let a driver leave a sectional sofa in the hallway.

Somebody has to be there with keys, to sign, to check the item, and to be present while the crew works.

Options, roughly in order of cost:

• A friend or an agent who can take the day
• A freelance interior designer acting as your proxy
• A turnkey furnishing service that buys, delivers and sets everything up

Turnkey services usually charge a project fee of 10 to 20 percent on top. What you get for it is one invoice, one point of contact, and no five in the morning phone calls about a lift booking.

Plan Around the Summer Heat and the Midday Work Ban

Dubai summer changes the schedule, not just the comfort level.

Under the UAE midday break rules, outdoor and site work stops during the hottest hours in peak summer. Crews work shorter days and labour costs rise accordingly.

Ask for a covered truck. Heat and dust damage uncovered loads on the way over, which matters more here than almost anywhere.

And if the apartment will sit empty between delivery and tenancy, keep the air conditioning running at a low setting. Humidity in a closed unit warps wood and lifts veneer.

Fit Smart Locks Before You Hand Out Any Keys

If you manage the place from abroad, a smart lock is the single most useful thing you can install.

You grant access to cleaners, agents and guests from your phone, and you cancel it the same way.

A smart thermostat pairs with it, so you can hold a sensible temperature in an empty apartment without paying to cool it hard.

Both can be bought locally and fitted by a handyman booked through a home service app.

Work Through It in Four Phases

• Measure. Floor plan with real dimensions, plus lift and doorway measurements from someone on site.
• Permit. Apply for the move in permit and book the service elevator slot before ordering anything large.
• Source. Long lead and imported items first, stocked items second, and confirm every retailer’s delivery and assembly terms in writing.
• Track. One spreadsheet with every purchase, delivery date, warranty and receipt.

If you are still choosing the property rather than furnishing one, browsing high-end Dubai units with the floor plans open is worth doing early, because the layout you pick decides what furniture will physically fit later.

Furnishing from abroad is a logistics job wearing a design costume. Get the permits and the measurements right and the rest is just shopping.
